There are signs that this year’s hot housing market may be cooling down as we finish out the remainder of 2021. According to the National Association of Realtors’ Chief Economist, Lawrence Yun, prospective buyers may find more options this fall. “More housing inventory will reach the market, certainly by autumn, because of an upward trend in home construction, says Yun.
What Influences The Fall Season Housing Market
Lumber Prices
The cost is starting to go down and the inventory is getting better heading into the fall. While there’s still a strong demand for housing, lower lumber prices will start to ease the shortage.
Family Timing
Families typically shop for homes in the spring and summer because it’s easier to move kids during that time of year. In the summer months, for example, kids are out of school and there’s no disruption to their studies. This means less competition in the fall months.
Inclement Weather
Spring and summer are great times to be outside. The fall? Not so much. Weather makes fall a less desirable time for moving, which may also discourage homebuyers from hunting at this time. In other words, this is another great opportunity to take advantage of less competition for homes on the market.
Return to College
College students typically start classes in the fall and nests become empty. Of course, that was disrupted in 2020 amid the pandemic, but forecasters say 2021 is on track to see more of a return to normalcy.
